Costs of Bathroom Remodeling

Bathroom remodeling is a great way to add value to your home. However, it can be a costly endeavor. Before you begin, be sure to have a clear idea of your project goals and how much you want to spend. By doing so, you can prioritize the work and make better decisions about what changes to make.

Cost of Materials

The cost of materials used for Bathroom Remodeling Jacksonville FL is an important factor to consider. The size of the room, floor plan, number of fixtures, and material quality all affect the final price.

Bathroom Remodeling

For example, tile and paint should make up about 15% of your total budget each. Those on a tighter budget can opt for linoleum flooring instead of ceramic or porcelain tile, saving up to $45 on the project.

Plumbing hardware is another affordable way to update your bathroom. Stainless steel, brass, or copper finishes are popular choices.

Cost of Labor

Bathroom remodeling costs vary, depending on the size and scope of the project. Small projects like a new tub or shower cost much less than major renovations.

A full remodel includes demolishing the existing space and replacing everything from walls to fixtures. This type of remodel is more expensive because new plumbing lines are run and the room’s floor plan changes.

Labor is the most expensive part of any bathroom remodel and typically accounts for 40% to 60% of your total budget. Expect to pay $50 to $75 per hour, though prices vary by location.

The choice of materials and finishes also ramp up the cost of your bathroom remodeling project. Luxury options like granite, soapstone and quartz are more expensive than solid surface and porcelain tile but can last for centuries when maintained properly.

Cost of Permits

Many remodeling projects require permits to comply with local laws. This includes bathroom renovations, which often include changes to plumbing and electrical components.

Depending on the city, permit costs range from $406 to $2,500.

Permits are required for any work that involves plumbing or electrical, such as moving the sink or removing a shower wall. They also need to be obtained if you want to make structural changes, like adding a dividing wall or building a new shower structure.

Getting a permit before the work begins will save you time and money in the long run, because you won’t have to go through the hassle of re-applying for permits after the work is completed. In addition, it will telegraph to potential home buyers that you’re doing things right and won’t try shortcuts that could cost you later on.

Cost of Demolition

The cost of ripping out the tub, toilet, vanity and cabinetry in a single pass can be substantial. On the other hand, resurfacing the same surfaces using modern materials may be more budget friendly and less disruptive. One of the most entertaining parts of any bathroom renovation is the process of putting it all back together. Taking into account the cost of materials, the labor, and the requisite permits, one could easily see how an average bathroom remodel can cost well into six figures or more. Fortunately, there are many financial options to help make the task of remodeling a breeze. For example, a personal loan can be used to fund all or part of the project with fixed interest rates and no collateral required.

Cost of New Fixtures

Bathroom fixtures are often the most expensive element of a remodel. Whether you want to upgrade your vanity, sink or tub, the cost will vary depending on your tastes and budget.

To save money, try resurfacing materials like tile, counters and cabinets instead of buying new ones. This will make your bathroom look new without breaking the bank.

Plumbing and electrical updates are also necessary, but these can be a bit pricey. In addition to the cost of relocating your existing pipes, you’ll have to pay for wiring for new lights and water features.

Before starting your bathroom remodel, it’s a good idea to do your research on what you need to buy and install. This will save you a lot of money later on down the road.

How To Choose A Realtor For Buying A House?

Are you planning to buy a house but aren’t sure where to start?

Buying your dream house is always a special and sentimental experience. However, it can quickly turn stressful when not planned carefully.

Thus, the first and most crucial step before investing financially in a property is to hire a professional realtor.

Experienced agents act as guides to help you find a perfect home within a preferred budget. Since they are familiar with the technicalities of the process, they ensure smooth and quick navigation for the clients.

However, finding a realtor that fits your preferences can seem highly daunting. Therefore, seek the help of online services, ratings, and recommendations to hire a desirable agent.

Get Referrals

Seeking referrals from a close network of family and friends is an old and proven method of hiring a realtor.

Since there is a wide range of options available at our disposal, it is natural to feel lost when shortlisting an agent. Thus, it is recommended to get authentic references of potential candidates that fit your budget and requirements.

Furthermore, inquire about their skills, behavior, and client service before interviewing the agents.

Do Background Research

When finding a realtor, it is mandatory to do a preliminary check of their work and credentials. Thus, make sure you explore their website and social media accounts to track past performance.

Also, ensure to look at online reviews to further verify your facts. While an authentic realtor has a mixed set of opinions posted on their website, one-sided reviews are a huge red flag.

A desirable realtor is a certified and licensed candidate with no record of disciplinary complaints. Therefore, do not forget to ask for license details and references before making a final decision.

Prioritize Local Market Experience

Knowledge of local market trends is an underestimated factor that must be considered when shortlisting a realtor for your home.

A realtor familiar with the nuances of the local real estate market can help you find your dream house in no time.

Since experienced professionals stay up to date with the newly listed homes and average sale prices, they can further help you get better deals and impressive discounts.

Focus on Communication and Compatibility

Buying a house is a complicated process that can be highly strenuous especially for first-time buyers.

Thus, it is advisable to opt for a compatible agent you can easily communicate your vision to.

Additionally, finding a realtor who can answer all your queries and ensure you don’t feel overwhelmed is an essential part of the home purchasing journey and shouldn’t be rushed.

Yarn and Bead Tassel Ornaments

At the last minute I decided to embellish my tree with a dozen of these chunky yarn and bead tassel ornaments. I spied wood beads on sale at Michaels at 50% off and paired them with two colors of blanket yarn to create these ornaments with a boho vibe.

Each one takes just a few minutes and ten simple steps.

Supplies include chunky yarn of choice , 25mm wood beads, a variety of 10mm decorative beads, floral wire, scissors, a piece of 8×10” cardboard.

I’m sharing a video on Instagram Reels today to show the step-by-step process of making each one.

Written instructions below!

1. Wrap the yarn around the cardboard about 30-35 times. 2. Secure the tassel at the top with a 1 ½ foot piece of yarn to create the hanging loop.

3. Trim the bottom of the yarn with scissors to remove it from the cardboard. 4. Using tape to secure the end of the loop piece, insert it through the large 25mm wood bead.

5. Create a loop by inserting the yarn in the other direction through the wood bead. 6. Blend the end of the loop into the other yarn pieces.

7. Make a knot at the top of the wood bead to secure it in place and create the hanging loop. 8. Tie the top of the yarn with a separate piece of yarn to create a tassel shape.

9. Using floral wire, create a strand of decorative beads and wrap around the tassel. 10. Trim the bottom of the tassel so the yarn is even at the bottom.

Super easy! I finished a dozen in 2 hours while I watched a movie.

I love the combination of the yarn and wood bead textures!

You can use these as ornaments, as gift toppers, or make a beautiful boho garland with them too. 🙂

4 Great Tips for Decorating the Wall with Canvas Prints

Gone are the days of standard prints on the wall, nowadays you can completely personalize what you hang on your wall at home.

Whether you’re having precious photos printed on canvas, or ordering your favorite fine art reproduction, there’s plenty to choose from.

To be honest, that doesn’t always make decorating your home easy. How do you ensure that your wall decoration still fits well with the rest of the interior, and that the whole looks tasteful and also original? Here we give you 4 great tips for decorating the wall with canvas.

Don’t be afraid to mix

When it comes to wall decoration, there are few rules. So don’t stop yourself from experimenting and mixing different media. For example, combine a photo printed on canvas with that large clock, smaller photo frames, a cool wall lamp and a shelf with a plant. Other ideas for wall decoration include musical instruments, found objects, beautiful pieces of cloth or fabric, dream catchers, crockery and mirrors.

To make it a whole, make sure that the colors and style of all decoration objects match. For example, a modern, sleek clock should have a more minimalistic image, while a classic wall lamp fits beautifully with a lush ivy hanging plant and a beautiful photo of a special family moment. Also consider the color of the wall itself when choosing the pieces, and the rest of the interior in the room.

Go for the right print in the right space

The living room is probably the first room where you think of hanging canvas prints. But don’t forget the rest of the house either! Where a stylish photo collage or a large statement piece works well above the sofa, the hall, for example, is a nice space to hang a medium-sized family portrait. This way, everyone who enters immediately knows which household they are in, and this is also the last image that visitors see when they leave the house.

The kitchen? Of course, images of food items do well there. Keep in mind that shooting food is a specialty, so make sure that if you take your own photos, they are also of print-worthy quality. It can be fun to combine the images with a chalkboard for the groceries and pans on the wall.

In the toilet you can play with prints again. Will it be some inspiring sayings, or just that one slightly embarrassing, but super funny photo from an amusement park? The study, on the other hand, does better with a calm image, a favorite piece of art for example, or a more artistic portrait in black and white. In the bedroom you can take advantage of the more intimate atmosphere with photos from the wedding, or a special photo shoot you did with your partner.

With or without frame

The great thing about most canvas prints is that they can be hung without a frame. If you want to protect the print a little more, or simply give it a different style, consider putting a frame around it. The print gets a more chic look with a frame, and you immediately have the chance to play with color and style. A classic frame for a classic photo, a clean frame for a clean image. Or you mix it right!

Involve the whole household

Do not make the selection of canvas prints for the wall a lonely task but give everyone in the house a voice. Children will especially enjoy being able to pick out their own picture for the wall.

Beautiful canvas ideas for the baby and children’s room are of course photos of the whole family, images of moments that the child is proud of (such as that one successful birthday party or the presentation of the swimming diploma) and of course prints of the favorite heroes the little one. Or how about officially framed versions of the most beautiful works of art the child has created?

But your partner will also have their own ideas about what she or he would like to see on canvas on the wall. And who knows, very nice ideas, which you would not have come up with so quickly! So discuss the options together and make sure everyone agrees with the final choice. This way everyone in the house enjoys looking at the pieces on the wall.

Kitchen Remodeling Options – Refacing Vs. Replacing Cabinets

The first step in any kitchen remodel to determine whether or not you want an open floor plan. This will make the room more modern and eliminate the need for two separate rooms. You can also choose a different type of floor plan at Home Remodeling Omaha if you want an open concept. For example, you can remove load-bearing walls, which do not support the weight of the floor. This option is usually the least expensive and will save you money. But it may mean that the kitchen is unusable while you wait for the new cabinets.

remodeling

Another option for a kitchen remodel is to reface the existing cabinets. Refacing involves keeping the existing cabinet framework but replacing all cabinet doors, drawer fronts, and side panels. Depending on the style you choose, the process will cost between twenty-five thousand dollars. A successful refacing project can increase the ROI by seventy-six percent.

If you can afford it, you can replace old cabinetry and add new ones without spending a lot of money. However, keep in mind that replacing cabinets will also increase the project’s overall cost. It is advisable to keep in mind that kitchens are usually the most expensive part of the house. So it is best to decide whether a renovation is worth it for you and your budget. This way, you can easily budget for the materials and finish.

Refacing, also known as resurfacing, involves replacing all cabinet doors, drawer fronts, and side panels. This approach is cheaper than hiring a professional, but it can add a lot to the final bill. The only problem with refacing is that you need a significant amount of spare time. For example, you can’t wait for your contractor to arrive in order to get the new cabinets installed. If you’re going to have an old kitchen, you should start by removing it first.

While refacing the cabinets is the most expensive option, it is worth it if you don’t have a lot of free time. While most contractors have subcontractors, you will have to be available to supervise the work. You’ll have to deal with a contractor, which is not cheap. A kitchen remodel isn’t an excuse to ignore the costs of new cabinetry. You can have it done yourself. But it will cost you some money.

A kitchen remodel can be expensive, so it’s important to consider all of your options carefully. You’ll want to be as specific as possible when choosing new appliances. If you’re planning to redo the cabinets yourself, choose something that will match the style of the rest of the house. A good way to save money is to paint them yourself instead of ordering them. It will save you money in the long run. If you’re remodeling the entire kitchen, you can make it look more stylish and practical.

The kitchen is the center of the home. A kitchen remodel can increase the resale value of your home. It’s the most expensive and complicated area to remodel, so you’ll need to consider the cost carefully. There are many factors that can affect the price of your kitchen remodel, but you can choose the right one for your needs. There are many benefits to a DIY project, and the process isn’t limited to a single item.

Refacing, or resurfacing, is the most popular option among homeowners who want to improve the appearance of their kitchen. Refacing involves keeping the framework of the existing cabinets while replacing the doors, drawer fronts, and side panels. It’s also a good option for a kitchen remodeling budget, especially if you are doing the work yourself. The process is not as expensive as you may think. Just remember to take your time and plan for your time and money.

You can also choose to reface your cabinets. This method involves replacing the cabinet doors, drawer fronts, and side panels. It can cost less than remodeling the entire kitchen, but you’ll have to consider the cost of replacement paints. You can also use the same color and style of doors to updating the look of your kitchen. A new color will help your home appear more modern and stylish. If you choose to reface your cabinets, you can make them look like they’re brand-new.

Holiday greetings! I’m off to get a Christmas tree with the fam today, and tomorrow I’ll be finishing up the new calendars for 2022 that I designed, they will be available in just a few short days.

Yesterday I spent the entire afternoon at a spa in one of my favorite spots in Sonoma. It has been several years since I had a massage, and also spent time in a steam room and alone with my thoughts in an outdoor hot tub nestled in a beautiful garden. Wow, it was so replenishing! I’ve got to remember to gift that to myself at least once a year! I hope you’re showing yourself kindness in this busy holiday season too. 🙂

Our New Kitchen Porch

Our New Kitchen Porch

Finally took the photos and videos for this post and I can’t wait to share it because it changed our house in such a major way. Introducing… the area that we affectionately call our kitchen porch. Aka: the grillin’ spot with all the greenery.

grill | outdoor table | outdoor stacking chairs | large white planter

If you followed along on Instagram Stories for the last few months, essentially this side porch always existed, but after we closed off doors number 7 and 8 from our bedroom which led out here (yes our bedroom had 8 exterior doors & still has 6 of them – more on that here), it was just a floating porch without any door leading to it. Here’s an old photo to show you what we essentially were starting with (this is after the exterior stairs came down from the upper deck, but before we painted the house, got new railings, etc, etc).

Weekend Reading 11.28.21

Well this week I had my fill of Thanksgiving flavors. We hosted a teen Friendsgiving on Tuesday, a classic Thanksgiving on Thursday, and attended a casual outdoor fried Turkey Thanksgiving yesterday where I discovered some new recipes I’ll be recreating soon. My belly was full many times and I felt so thankful for the health and harmony that exists in my life. This morning I went on a run around my neighborhood under blue skies and bright yellow leaves and felt so very blessed.

This week I’m just finishing up a few more decorations around the house for Christmas and I’ll be releasing new calendars for 2022 later in the week, I think you’ll love those!

DIY Wall Christmas Tree

I wanted to create something different for a holiday tree this year. I was inspired by this wall hanging christmas tree and thought to build a taller version for myself for less money and I did!

This wall Christmas tree is made with lattice strips and pine garland from Lowe’s and decorated with lights and ornaments just like any holiday tree, but this version is flat on the wall so it’s perfect for small spaces!

The “trunk” which supports the design is painted the same as the wall color so it recedes into the background.

To recreate one for yourself the supplies are: two 8’ lengths of 3/4” pine lattice; 9 feet of pine holiday garland; 1¼” wood screws; battery operated lights; large picture hanging strips; paint (same color as wall); holiday sprays and ornaments of choice; miter saw; level, paintbrush; pencil; wire cutters; floral wire.

First, cut the two 8’ strips of ¾” lattice into the lengths shown: 6’ “trunk” with 5 “branches” in the following sizes: 30”, 24”, 18”, 12”, 6”.

With a level and pencil, mark the 6’ “trunk”on the wall. Apply the picture hanging strips to the back of the tree “trunk” and (following the instructions) press the back of adhesive hanging strips to wall. Remove it from the wall and paint it the same color as the wall so it blends with the background.

Mark a 12” separation between the “branches” on the “trunk” and drill pilot holes through the center.

Cut the 9’ pine garland with wire cutters into the lengths of the “branches”.

Using floral wire, attach the trimmed piece of pine garland to the individual “branches” and insert any berry or leaf sprays.

One the paint on the “trunk” is dry, reattach it to the wall with the Command large picture hanging strips. Using a drill or screwdriver, attach the garland embellished branches to the “trunk” with wood screws.

Add battery lights, hang ornaments, and add any other decor!

You could also use the same tree to display your holiday cards too!

See today’s Instagram Reels for the full step by step video.  🙂
